Real estate developer HUB and landowner Smedvig have sought planning permission to rebuild the Landing site in Maidenhead town centre, Berkshire, UK.

This scheme is designed by Studio Egret West.

Six buildings with 519 homes, both for sale and rent, will be constructed under this scheme. It will also offer a 57,000ft² office area and 37,000ft² of retail, leisure and workspace.

The scheme is expected to regenerate opportunity as the Landing site will link the town centre and Maidenhead station, where Elizabeth Line trains are expected to arrive next year.

“Local people made it very clear to us that they want to see the town centre revitalised and we are absolutely committed to delivering on that aim.”

HUB managing director Steve Sanham was quoted by Constructionenquirer.com as saying: “Local people made it very clear to us that they want to see the town centre revitalised and we are absolutely committed to delivering on that aim. Importantly, we will also be providing 519 high-quality homes that will be both aspirational and attainable, which is exactly what the town desperately needs.”

At the outset, the scheme will demolish all the existing buildings on the site and construct first four buildings comprising 375 homes, a new office building and 23,637ft² of retail and leisure space.

Two additional buildings will be built, which will offer 144 homes, 12,963ft² of retail, community and leisure space.

Last August, HUB was appointed by Norwegian venture capital firm Smedvig as the development manager of the scheme.

The original office-led mixed-use scheme received planning consent in 2015, but  HUB later worked with Studio Egret West to revise this plan, which increases the number of residential units from 225 to 519.

Construction work is expected to start in early next year after approval from the planning authorities for the revised plan.
