Southern Land Company (SLC) has broken ground on a new apartment community in the 18b Las Vegas Arts District, located in downtown Las Vegas, US. 

The development will feature three seven-storey, mid-rise apartment buildings with a total area of 531,982ft². 

It will provide 337 rental residences and 8,600ft² of retail and restaurant space. 

The project, situated at 1207 S. Third St., will offer a variety of living spaces, including studio, one-, and two-bedroom homes, ranging from 585ft² to 1,254ft².  

A 353-space concrete parking structure, with electric vehicle charging stations, will accommodate residents and visitors. 

Building One is set to include 155 residential units and 3,327ft² of the community’s main retail space.

It will also feature shared residential amenities such as a two-storey fitness centre, pool and spa, library, rooftop deck, co-working space, and an outdoor lounge with a fireplace.  

The development will also offer a concierge service, courtyards, a resident lounge, a dog park, outdoor grills and bars, and a virtual reality room. 

Buildings Two and Three will each provide 91 residences and 2,500ft² of retail space on the ground floor.  

The project is designed by KTGY of Las Vegas, with Burke Construction Group serving as the general contractor. 

It will increase SLC’s downtown Las Vegas portfolio to 1,203 units. 

The anticipated completion date for the latest development is late 2025. 

SLC has previously constructed luxury apartment community Auric at Symphony Park and is currently developing Symphony Park II and Symphony Park III.  

It is also investing in infrastructure improvements, including a new water main on Fourth Street, upgraded sewer systems on Third and Colorado streets, and a new signalised intersection at Third and California Avenue.
