Skanska has begun construction of the first phase of a new residential project, called Modransky cukrovar, in Prague, Czech Republic.

The company announced an investment of $41.20m (CZK970m) for this phase.

Construction of the first phase is scheduled for completion at the end of 2024.

This phase will feature 112 housing units and seven commercial premises.

The residents of Modransky cukrovar will be able to efficiently use renewable water and energy resources through advanced solutions, claimed Skanska.

The aim of this project is to offer social space, and the residents will be able to enjoy the new central square, a pedestrian zone, a linear park for recreation, and a revitalised part of the Vltava embankment.

Aiming to achieve BREEAM rating, the project will see use of solar energy and recycled building materials.

Planned in six phases, the entire project will feature 797 housing units in total.

The project will feature green roofs and greenery in the form of hundreds of solitary trees, orchard, or meadow.

Furthermore, it is designed to save up to 47 % of the drinking water via blue-green-gray infrastructure, which the company calls as ‘the integration of functions within stormwater management’.
