The GLS site, a 99-year leasehold parcel planned for an integrated mixed-use development in Singapore’s eastern region, spans 57,460.6m² and has a maximum gross floor area of 149,398m².
According to Frasers Property, the project is designed to be directly integrated with Bedok South MRT station on the Thomson-East Coast Line and a new bus interchange.
The mixed-use development could deliver up to 1,280 residential units alongside 22,500m² of commercial space, which includes a retail mall of about 22,100m² in gross floor area, with net lettable area estimated at around 14,900 to 16,700m².
This tendered parcel is claimed to be the only mixed-use site within the Bayshore precinct under the current URA Master Plan, and is intended to function as a retail, recreation and transport hub for the estate.
The tender award is pending government approval and, if granted, Frasers Property, Sunway MCL, Sekisui House and Lum Chang will jointly develop the residential component.
FCT, Sunway MCL and Sekisui House will develop and fully own the retail component.
Frasers Property Singapore chief executive Soon Su Lin said: “Being the top bidder for the Bayshore Drive site reflects our strong confidence in the long‑term potential of the Bayshore precinct and the East Coast region.
“As the only mixed-use development and transit hub of Singapore’s new Bayshore waterfront precinct, this represents a defining opportunity to shape a highly connected, liveable and future‑ready community. Together with our reputable partners, we look forward to contributing meaningfully to the evolution of Bayshore as it takes its place among Singapore’s next generation of vibrant residential districts.”
