Salford City Council has granted approval for a new £250m ($322.6m) data centre at the Halo West location of Peel Waters in Salford, Greater Manchester, UK.

The site of the approved centre, off Liverpool Road and near Salford Community Stadium, is poised to become a key asset for the UK’s future.

Peel Waters, a waterfront developer, and Digital Land & Development, a specialist data centre provider, have been collaborating on the development plan since securing planning permission in July 2024.

The data centre will comprise 12,000ft² of office space, a 56,000ft² data hall, and 63,500ft² dedicated to plant operations.

Peel Waters land and logistics development director Peter Linstead said: “Receiving unanimous approval from the [city council’s] planning committee demonstrates clear alignment between the public and private sector to bring forward innovative growth opportunities and deliver much-needed technological infrastructure within the region.

“We look forward to now the delivery of this development and the significant investment it will bring with it to the area.”

The centre’s design includes enhanced streetscape views and a green buffer with new planting to improve local biodiversity.

Sustainability is a cornerstone of the data centre’s design, featuring energy-efficient principles, reduced water consumption, and sustainable drainage systems.

The potential for heat reclamation and export for future district heating is also integrated into the scheme.

Additionally, the development promotes sustainable travel, with sheltered cycle parking spaces surpassing local authority standards.

Digital Land & Development’s £250m investment is expected to be a significant catalyst within the ‘City Gateway’ scheme, which encompasses Port Salford and the aforementioned Salford Community Stadium.

This area is targeted for further regeneration by both Peel Waters and the local council.
