Ryan Companies has announced the commencement of construction on a 278-unit luxury multifamily community, Millenia Lot 19, in Chula Vista, California, US. 

The development is a joint venture with Strata Equity Group and encompasses 340,000ft² across four mid-size buildings, including 1,180ft² designated for commercial space. 

Ryan is serving as the developer and builder of Millenia Lot 19 while Ark Architects is the architect. 

The project is located within the master-planned Millenia community conceived by Meridian Development. 

Meridian president Guy Asaro said: “Meridian Development is pleased to have Ryan Companies acquire and develop the last residential site in the Millenia master plan.” 

Millenia Lot 19 will offer amenities, including a resort-style pool and spa, pet facilities, a fitness centre, a rooftop deck with views of the Pacific Ocean and Mexico, and a resident clubhouse.

Meanwhile, the commercial space within the project is planned to include a public co-working area accessible to the wider community.  

Additional features will include bike maintenance and storage facilities, as well as community green spaces designed to foster social interaction and events. 

It will also have sustainable features such as electric vehicle (EV) chargers in each resident’s garage, energy-efficient appliances in homes, and a solar programme with panels on rooftops and carports. 

The community’s first units are anticipated to be available by the fourth quarter (Q4) of 2025. 

Ryan real estate development vice-president Daniel Bertao said: “The start of this project comes at the right time as the demand for housing continues to grow across San Diego’s South County while construction starts in the region have decreased significantly.” 

The project marks Ryan’s second multifamily venture in Chula Vista, following the opening of The Avalyn, a 480-unit luxury rental community, in late 2022. 

Last month, the company announced the completion of the second phase of the Friendship Village Tempe community renovation project in Arizona, US.
