Russell Construction + Development (Russell) has officially announced a new mixed-use development in Davenport, in the US state of Iowa, following 12 months of planning.

The project, named Birchwood South, will be located on the south side of East 53rd Street in Davenport.

The overall 37.93-acre property is divided into two parcels. The northern 17.93 acres will be developed by Russell for commercial and retail use, while Dolan Homes will develop the southern 20 acres with single-family and town homes.

Russell stated that the new mixed-use development will be focused on retail uses including quick service/drive-thru restaurants, full-service restaurants, professional services and amenities and other retail uses.

The Davenport City Council has already approved the site plan.

Russell acquired the site on 7 September this year and now plans to commence mass grading in next several weeks. It noted that all site work and utility installation at the project will be completed this fall.

Building construction work is expected commence early next year.

A four-way, lighted intersection will also be installed on East 53rd Street and Lakeview Parkway to improve road access to the property.

Additionally, a three-way entrance will be built to provide access into Birchwood South from Russell’s Headquarters.

Russell vice-president Damen Trebilcock said: “Birchwood South will further improve the landscape of the East 53rd Street corridor. We are excited to see this development move forward and provide additional attractive amenities to our community.”

Shive-Hattery has been appointed to provide design and engineering services for the project.
