UK-based Stoford Development has submitted plans for Pets at Home’s new national storage and distribution centre in Staffordshire, UK.

The 770,000ft² project, valued at £48m, will be delivered two phases. The initial phase will have 670,000ft², while the second phase will include a 100,000ft² extension to the warehouse.

The proposed site is at North Business Park, close to Jct 14 of the M6 and will be spread over a 52-acre site.

It will be a purpose-built warehouse unit which will consist of a three-storey office and two double-storey hub offices.

The planning application will also include a new roundabout on the A34 Stone Road and a development access road serving the new warehouse unit.

If approved by Stafford Borough Council, construction on the project will start in 2021.

Pets at Home have signed a 20-year conditional agreement for lease on the development.

Stoford joint managing director Dan Gallagher said: “This development represents a fantastic opportunity to give Pets at Home a modern, purpose-built facility in a superb central location.

“Our proposals for Stafford North Business Park have been submitted following an extensive online stakeholder and public consultation.

“We believe this development has the potential to become one of Staffordshire’s key employment sites and will make a valuable contribution in sustaining jobs in the region during a challenging period for the local and national economy.”

Stoford Developments earlier worked on several developments and regeneration projects, including industrial and distribution warehousing sites, production plants, business parks, offices, retail schemes and hotels.

The company has completed commercial developments of more than 14 million ft² with a value of more than £1bn.
