
Trammell Crow Company and joint venture partner MetLife have unveiled Park District, a mixed-use project designed by Dallas-based HKS Architects.
The 916,000ft² Park District will have a Class A office tower, a residential tower, ground-floor retail, extensive below-grade parking and a plaza designed by architecture firm The Office of James Burnett.
Construction is expected to commence in 2015 and the project will sit on the three-acre parcel between Pearl Street, Olive Street and Klyde Warren Park.
Trammell Crow Company Dallas-Fort Worth Business Unit senior managing director Scott Krikorian said: "Park District will be a one-of-a kind project that will further connect the Arts District, Downtown, and Uptown, providing tenants, residents and the public a unique way to experience Klyde Warren Park and the city.
"Trammell Crow Company has delivered over 4.7 million square feet of Class A office towers in the Central Business District and we look forward to adding another marquee project to Dallas’ skyline."
Tenants will be provided with spacious floor plates, as the 19-storey Park District Tower features around 502,000ft² of office space with 9,000ft² of retail at the base.
The building will also offer multiple outdoor terraces, a fitness facility, a full conference facility with meeting rooms and a grand lobby with hotel-like space for informal meetings.
High Street Residential, the residential subsidiary of Trammell Crow, will develop the 32-storey Residences at Park District, which will sit on Olive Street and feature about 255 residential units and 13,000ft² of retail space fronting Klyde Warren Park.
Residents will have access to an amenity deck, a fitness centre and valet and concierge services.
The majority of office, residential and visitor parking will be located in a below-grade garage to allow relief along Klyde Warren Park.
