Joint venture partners Trammell Crow and Met Life have selected Balfour Beatty Construction for the Marquee Park District Project at Dallas in Texas, US.

The developer is expected to provide preconstruction and construction services for the project, which is expected to connect the Arts District, downtown and Uptown Dallas, besides offering scope to tenants, residents and public to experience Klyde Warren Park and the city.

The 916,000ft² mixed-use project has been designed by HKS Architects and will be developed on a 3-acre parcel between Pearl Street, Olive Street and Klyde Warren Park.

The project will comprise two towers, one of which will offer office space with the other offering residential spaces.

While the office tower will rise up to 20 storeys, the residential will be split into 34 floors.

The office development will feature around 500,000ft² of Class A office space and 7,000ft² of ground floor retail, along with an executive lounge, fitness facility, collaborative workspaces, on-site restaurants, outdoor amenity spaces, on-site banking and valet services.

The residential tower will comprise nearly 253 units along with 22,000ft² of retail space on the lower floors of the complex. It will also be facing the Klyde Warren Park and a landscaped plaza area, and include an amenity deck with a pool overlooking the park.

The project is expected to be completed in 2017, and will seek LEED Gold and Silver certification for the office and residential buildings respectively.
