Irish property group Marlet has selected BAM Ireland as the main contractor for the One Lime Street residential scheme in south docklands, Dublin.

The project will comprise 216 one- and two-bedroom apartments featuring private balconies, landscaped communal spaces of about 13,000ft², and amenity space including a gym, concierge, multi-purpose rooms and retail space on street level.

Designed as a U-shaped block around a courtyard, the One Lime Street features a large entrance court and reception.

BAM Ireland CEO Theo Cullinane said: “Moving forward with Marlet on One Lime Street is particularly exciting considering all the challenges the industry, and indeed the country, has faced in recent times.

“These 216 apartments will be a great addition to the South Docklands area and BAM is looking forward to delivering them for Marlet. BAM will utilise off-site prefabrication techniques to deliver this project.

“The superstructure, bathrooms and balconies will be manufactured and finished off-site. Advantages of off-site construction include; a reduced construction period; less operatives on site; better environment for social distancing and minimal disruption to local residents.”

Construction on the apartment blocks of One Lime Street is scheduled to commence this month with completion planned for the second quarter of 2022.

One Lime Street forms part of a new Quayside quarter comprising four Marlet’s developments in Dublin Silicon Docks.

The Marlet’s other three developments include the 208,000ft² Sorting Office commercial building that was recently sold to Mapletree; Ropemaker Place residential development; and the upcoming 177,000ft² Shipping Office, a Grade A commercial development on Sir Rogerson’s Quay.
