Hines, Waterfront Toronto break ground on sustainable office project

Hines, a real estate investment firm, and Waterfront Toronto have started construction on T3 Bayside project to offer more than 250,000ft² of contemporary, mass timber office space.

T3 Bayside stands for Timber, Talent and Technology.  The first of two twin timber office buildings at Bayside Toronto will be built leveraging sustainable mass timber structure.

When fully completed, the two T3 Bayside buildings will feature more than 500,000ft² of next-generation office space.

Hines senior managing director Avi Tesciuba said: "With the groundbreaking of T3 Bayside today, we deliver on the commitment we made to Waterfront Toronto and to the City of Toronto to bring employment use to the water’s edge.

"We are humbled and proud of the role Bayside has played in kick-starting a whole wave of development along the eastern waterfront as we deliver a truly mixed-use community that will also include affordable rental housing, a daycare facility and a recreation centre.”

Set to be opened in early 2023, the initial phase of the project will offer 251,000ft² of commercial office space with the floorplates of 30,000ft².

3XN, an architectural practice, has designed the two buildings after winning an international design competition.

Waterfront Toronto president and CEO George Zegarac said: "We are building a waterfront where everyone can access the water, lush green park spaces to enjoy, places for all kinds of families to call home.

"T3 Bayside is a great example of the innovative approach we have taken over the past two decades to promote environmental sustainability as part of the foundation of our development projects."

Upon completion, Bayside Toronto will feature two million square feet of new residential development, which includes market condominiums and affordable housing, modern office space, shopping and restaurant destinations and cultural spaces, along with a public realm.

CBRE, a commercial real estate services company, will be responsible for marketing and leasing of the first phase of the development.
