US-based real estate firm Hines along with USAA Real Estate and Philena Properties have commenced construction on West Edge, a mixed-use development in Los Angeles, US.

Located within the heart of West Los Angeles, the project comprises an eight stories office space, 600 luxury rental apartments, a 36,000ft² full-service natural grocer and eight restaurants.

The project, which is expected to transform the West LA neighbourhood, also includes cafes, boutique retail, and studio fitness options.

The mixed-use development will provide 200,000ft² of office space, a showroom, separate secure building entrances, as well as connected and private landscaped terraces over five floors.

The project is designed by Gensler, Togawa Smith Martin, and Rios Clementi Hale Studios.

Philena Properties managing partner Dan Martin said: “We are excited to bring the shared vision of our family and the community to life with our partners Hines and USAA Real Estate. Our family has deep roots and legacy in the neighbourhood, and we believe this project will transform West LA.”

Hines said that the new mixed-use development is suitable for media, technology, and high-growth users who are seeking a dynamic campus environment.

The 4.8-acre site is the former home to the Martin Cadillac dealership and the destruction on the dealership has already been completed.

Scheduled to be open in 2022, West Edge also includes on-site apartments for employees, a one-half acre open-air plaza along with al fresco dining.
