Peel Waters and Urban Pulse have submitted proposals for the construction of 526 homes at Yorkhill Quay, set within the wider Glasgow Waters regeneration programme.  

Placed before local authorities, the plans represent the first residential phase of development at the Yorkhill Quay neighbourhood, a focal part of the city’s ongoing efforts to revitalise the Clyde waterfront.

Designed by Anomaly Architects, the £100m co-living development features contemporary stepped towers positioned to maximise the site’s proximity to the River Clyde. 

It incorporates shared terraces offering river views and provides a more human-scale frontage alongside a newly proposed waterfront promenade. 

A central aspect of the proposed development is the inclusion of a ground-floor space earmarked for retail, leisure and amenity purposes.  

This space is set to open onto a sheltered, column-lined walkway, intended to encourage public interaction and contribute to the area’s public realm.  

Residents would have access to a reception, various amenity spaces and landscaped areas designed to foster a sense of community. 

The project is planned to include a two-storey podium to mediate the transition in height between the river and adjacent structures, while accommodating facilities such as cycle storage and plant rooms.  

The easternmost tower has been described as a new landmark, with scope for a distinctive roof and elevated communal spaces facing towards Glasgow’s city centre. 

These detailed proposals follow outline planning consent granted to Peel Waters for Yorkhill Quay in July 2024. The overall plan envisions approximately 1,100 homes at Yorkhill Quay, along with leisure opportunities and new public spaces. 

The housing application comes after the recent start of £3.75m in infrastructure works, funded by Peel Waters, that aim to prepare the site for new development and deliver a 400m public promenade linking the Riverside Museum with The Clydeside Distillery.
