Conor Commercial Real Estate announced that it has been selected by one of the world’s largest e-commerce retailers to develop a build-to-suit distribution facility in Palatine, Illinois.

To be located at 315 South Hicks Road in Palatine, the logistics facility will serve the residents of Chicago’s northwest suburbs.

Conor said that it originally planned the Northwest Commerce Center as a 335,000ft² speculative industrial facility. But, once the client started taking interest in the property, the plans were revised to meet its specific needs for the last mile distribution centre.

The client was attracted to the Northwest Commerce Center due to its location within the Chicago suburb of Palatine, where there is a dense population of more than 69,000 individuals and a strong workforce.

The site also offers easy access to Chicago’s highway network and is less than six miles from the I-90 and I-290. On top of that, a shortage of sizable lots for industrial use in the area had made the 18.3-acre site unique.

Conor executive vice president Brian Quigley said: “The site plan for this project is unique for an industrial development, it is designed to allow for efficient loading and high throughput of 600 Sprinter vans for last-mile residential delivery.

At 162,000ft², the Northwest Commerce Center will include nearly146,750ft² of distribution/warehouse space and 15,260ft² of office space.

For maximum efficiency, the building will also include 36′ clear height, 20 truck docks with hydraulic dock levellers and truck restraints, 14 grade-level loading doors, and MEP/FP prep for a moveable conveyor system. The property will also feature ESFR sprinklers and 658 parking spaces.

McShane Construction Company has been selected as the general contractor, while Ware Malcomb is acting as the architect for the project. The building is expected to be completed by early October this year.
