Capital & Centric has sought approval for its plan to build £60m Goods Yard, a mixed-use community in Stoke-on-Trent City Council, England.

The firm has submitted the plans for the new urban quarter, which will be located next to Stoke-on-Trent’s train station.

Backed by £16m funding from the Government’s Levelling Up Fund, the project will feature works spaces, new homes, shops, bars, cafes and a new public square at the Swift House site.

Stoke-on-Trent City Council leader Abi Brown said: “The funding will turbo charge our regeneration plans and provide new jobs, homes and investment into our local economy.

“Obviously the Goods Yard was the focus of one of our successful Levelling Up Fund bids and it’s exciting that Capital & Centric have kept the momentum going by submitting their planning application.”

The project will comprise a 150-bed hotel, and Goods Yard Living, which will feature over 170 design-led apartments, private resident gardens, a café or bike repair shop, among others.

As part of the project, Capital & Centric will restore the derelict Network Rail signal box into a café bar.

Additionally, the firm will restore the locally-listed vaulted warehouse and re-open the water edge to the public.

The scheme will also include The Pavilion, a contemporary building with 5,000ft2 of floor area. It will be made available for workspace and/or leisure uses.

Furthermore, the project will comprise a public square, Goods Yard Square, with seating, gardens and spaces for pop-up events. It will also feature pedestrian and cycle links to the surrounding area

Capital & Centric co-founder Tim Heatley said: “We’ve designed every inch of the site to create a genuine community, with design-led new homes surrounded by new public spaces, shops, work spaces, bars and cafes.

“Our design really celebrates the heritage of the area and the awesome site location, from the planned detailing in the public square – a nod to the site’s historic railway connection – to the re-opening of the water’s edge and stunning vaulted warehouse for people to enjoy.”
