United Arab Emirates-headquartered real estate developer Vantage Properties has entered into a co-development memorandum of understanding with Italian developer Vittoria Group Costruzioni.

The partnership aims to construct and design 260 apartments within two flagship projects, LIVEL RESIDENZA and APTOS RESIDENZA, situated in Dubai’s Jumeirah Village Circle (JVC).

Vantage Capital and Vantage Properties founder and CEO Kabir Joshi said: “We have always been committed to uncompromising quality and unparalleled luxury, catering to the growing mid-market segment.

“Given this commitment, it was natural for us to partner with the esteemed Italian developer Vittoria Group Costruzioni, who have a 30-year proven legacy and resonate with our values.”

The project will comprise the development of two 20-storey buildings, encompassing a total built-up area of approximately 400,000ft2, according to a press release posted on Zawya.

This includes a ground floor, four podium floors, and 15 residential floors, all located within 250m of the Hessa Street entrance to JVC.

The residential project will offer a variety of apartment types, ranging from studios to three-bedroom and maid-room apartments.

All one-bedroom and more study apartments will feature two full bathrooms, fully fitted kitchens, and additional storage and laundry rooms.

The two-bedroom and three-bedroom options will also include a maid’s room.

LIVEL RESIDENZA and APTOS RESIDENZA are being designed and constructed in line with the ‘Live Well’ philosophy.

These will provide homes that are said to be approximately 20% more spacious than the average off-plan apartment sizes in JVC.

LIVEL RESIDENZA will also offer a range of amenities, including paddle tennis courts, co-working spaces, podcast studios, indoor and outdoor gyms, electric vehicle charging stations, and more.

The design phase for the LIVEL RESIDENZA project has been completed, and more than 15% of the construction work, including piling, shoring, and enabling works, is already finished.

Dubai-based ArchCorp is serving as the lead consultant for the project while Gandolfi e Mura Architetti Associati is responsible for its interior design.

Completion for LIVEL RESIDENZA is expected in the second quarter (Q2) of 2026.
