office building

USAA Real Estate has unveiled plans to construct a new office building in the Washington DC suburb of Alexandria, Virginia, US.

Located at Hoffman town centre, block eight, the office building is pre-leased to the General Services Administration on behalf of the National Science Foundation (NSF) for a term of 15 years.

The NSF will occupy 94% of the building after its planned completion in late 2016.

Real estate company Lowe Enterprises will be responsible for ground-up property development and building management.

The proposed NSF headquarters building will feature 704,571ft² of space, including 19,437ft² of retail space across 2.03 acres.

The project will comprise two interconnected towers of 19 and 14 storeys respectively, with dual cores off a main entrance lobby at ground level and 375 parking spaces on three subterranean levels.

According to USAA, the NSF headquarters building will be located directly across from the Eisenhower Avenue Metro Station (yellow line), five miles from Reagan National Airport and within three blocks of the US Patent and Trademark Office campus and the US Federal District courthouse, as part of the Hoffman town centre planned development in the Alexandria neighborhood of Carlyle.

USAA Real Estate CEO Len O’Donnell said: "Located in one of the leading core real estate markets in the country within an exciting new mixed-use urban setting, the NSF headquarters building is an important new project, exemplary for the high standards the market has come to expect of USAA Real Estate Company."
