Finnish construction company YIT has secured a €31m ($37.5m) contract to renovate rental apartments owned by Helsinki City Housing Company in Laajasalo.

Under the terms of the contract, YIT will renovate buildings constructed in 1970 at Gunillantie 6.

With a total gross area 29,276m2, these buildings have 289 apartments.

The contract value will be recorded in the company’s order backlog for Q1 2021.

Renovation work will start from next month and will be completed by January 2024.

The company will renovate interiors, replace roofs and build new ventilation machine room.

Sewerage, water pipe lines and electricity systems will also be renovated, while geothermal heat systems will be installed under the contract.

Besides replacing the yards and the plantings, the façade will be repaired with plaster and paint.

he renovation work will be carried out in phases, with three buildings being renovated every year.

Once the first set of buildings is renovated, residents of those building will move in, and the residents of the following three buildings will move out during the renovation period.

The company will use takt time approach in the interior building phases of the apartments.

Under this approach, tasks and areas will be divided into smaller parts and work phases to save time and improve the project’s quality level management.
