Kier Group has been appointed by Derwent London to deliver the £98.95m ($133.6m) redevelopment of Holden House, an office-led scheme located at the corner of Oxford Street and Rathbone Place in London’s West End.
The redevelopment will overhaul the existing structure through a significant ‘behind-the-facade’ transformation, resulting in approximately 135,000ft² of commercial space opposite the Dean Street entrance to Tottenham Court Road Elizabeth line station.

The plans for Holden House include expanding the property to eight storeys and providing around 115,000ft² of Grade A office space alongside 20,000ft² of retail frontage on Oxford Street.
The project is set to feature a central glazed atrium, operable windows for ventilation, large floorplates allowing natural daylight, and several occupier terraces. It will also include a shared landscaped roof terrace designed to accommodate outdoor working and meetings.
According to the companies, the redevelopment will also add extensive ‘end-of-journey’ facilities such as showers, cycle storage and changing amenities to support sustainable travel.
Works on Holden House have commenced, with construction of the superstructure scheduled to begin in spring 2027 and final completion expected for 2028.
The Holden House project will use a precast facade as part of its approach to modern methods of construction.
The strategy involves thorough design coordination and logistics planning from an early stage, aiming to maintain the building’s architectural heritage and minimise disruption within its inner-city setting.
Kier previously partnered with Derwent London on Network W1, an all-electric office and retail development completed earlier this year.
