Thailand property developer Central Pattana and Mitsubishi Estate have announced plans for a Tbh11bn ($330m) large-scale mixed-use project called CenTRal cENtrAL in Bangkok’s Siam Square district.
The development is scheduled to introduce new retail, office and hospitality facilities.

According to Central Pattana, it will be located at the Pathumwan intersection on a land plot of seven rai, with a gross building area of 141,000m² across 42 above-ground and five underground storeys.
The retail component, which will feature more than 300 brands, is scheduled to open in the second quarter of 2027.
Designed to accommodate approximately 2,500 workers, the office segment is due to follow in the fourth quarter of the same year.
The hospitality portion will see the debut of 25hours Hotel, a brand under the Accor Group, in Thailand. The 349-room hotel is projected to begin operations in the first quarter of 2029.
The development will also include more than 3,400m² of social public space intended to encourage collaboration among young people and provide support for students from various educational institutions.
This project is aimed at supporting Siam Square’s ongoing positioning as a global destination for youth culture, with a design intended to foster creativity and attract both local and international visitors.
Central Pattana emphasised that the project was conceived under a “unified concept”, described as a first for mixed-use developments in Thailand.
The aim is to provide new public space that encourages youth engagement and collaboration, contributing to the broader creative economy.

CenTRal cENtrAL would mark Central Pattana’s second joint venture with Mitsubishi Estate, after their previous collaboration on the Central Village Outlet.
