ORA Developers has appointed AtkinsRéalis to provide master planning, infrastructure and public realm design services for its Dh30bn ($8.17bn) BAYN waterfront project in Ghantoot, situated along the corridor between Dubai and Abu Dhabi.

The decision marks a significant stage in the delivery of BAYN, which ORA Developers has described as its flagship coastal community.

AtkinsRéalis’ mandate covers the early stages of development, combining technical and design expertise for a 4.8 million-square-metre site.

BAYN is located in Ghantoot, an area known for its beachfront land and growing connectivity.

The community is set to feature residential neighbourhoods, public spaces, mobility networks and a range of local amenities.

Plans for the BAYN site include more than half the total land dedicated to open areas, landscapes and water elements.

The project spans 1.2km of Arabian Gulf beachfront and more than 7km of waterfront. It includes a marina, promenades, lagoons, sports facilities and parks, along with integrated retail and hospitality destinations.

AtkinsRéalis’ role involves overseeing the master plan structure, coordinating infrastructure, and designing the public realm to support both immediate and long-term development needs.

According to the company, its approach is designed to balance near-term goals with the long-term needs of future residents and the community’s ability to adapt over time.

In April, ORA Developers acquired 4.8 million square metres of land for BAYN from Modon Holding in Ghantoot.
