Burj Azizi is a 725m (2,378.61ft)-high, mixed-use supertall tower under construction by Azizi Developments in Dubai, United Arab Emirates (UAE).
Construction on the $1.5bn (Dhr5.5bn) tower commenced in January 2024. The skyscraper will become the world’s second-tallest tower upon completion in 2029.
The 140-storey development will incorporate residential, hotel, retail and entertainment spaces.
The project has received several awards including the Identity Awards 2025 for Innovation in Design: Project of the Future (Large Scale) and the ‘Iconic Design of the Year’ accolade at the UAE Realty Awards 2025, organised by Finance World magazine.
Location
Burj Azizi occupies a prominent site on Sheikh Zayed Road within Dubai’s World Trade Centre district.
This strategic location provides residents and visitors with convenient access to the city’s central areas. The proximity to major road networks and the metro system enables efficient travel to key destinations and landmarks across Dubai.
The tower is located adjacent to significant sites such as the World Trade Centre, as well as business and commercial districts. It is also near a variety of dining, hospitality, cultural and entertainment venues.
Burj Azizi skyscraper details
The Burj Azizi development will span a total area of 320,400m2 (3.4 million ft2), with a gross floor area of 236,000m2.
The project will include luxury residences, a vertical luxury mall, a seven-star hotel, an observation deck, and a variety of premium food and beverage outlets, among other amenities.
The residential offering will consist of luxury apartments, surmounted by ultra-luxury penthouses ranging from one to five bedrooms and holiday homes ranging from one to three bedrooms.
Each of the residential offerings will have exclusive access to different amenities featuring high-end finishes such as marble surfaces and mosaic details. Separate lobbies will be provided for residents and penthouse occupants.
The observation deck at 649m on level 130 is designed with reflective surfaces and a floating platform, providing 360° panoramic views that extend from the coastline to the desert.
At the summit of the Burj Azizi tower, a dedicated museum will document the building’s development and deliver a comprehensive overview of the tower’s progression from its initial concept to completion using interactive exhibits including architectural models and blueprints.
The seven-floor luxury shopping mall will feature innovative boutiques, lofty atrium spaces, calming water and landscaped gardens, and a range of immersive experiences.
Additional facilities will include the highest cinema and supermarket at 310m, as well as the highest spa at 415m.
An adrenaline floor is also part of the tower and is set to be the highest of its kind anywhere in the world. With sweeping panoramic vistas, this destination is designed for both thrill-lovers and fitness-focused visitors and features a rock-climbing wall that rises dramatically upward.
Burj Azizi design details
Burj Azizi is conceived as a tall, slim landmark, combining modern refinement with sophisticated structural design. A reinforced concrete central core, supported by advanced motion-control technology, is intended to deliver steadiness and occupant comfort at significant elevations.
The external envelope features high-specification glazing and aluminium cladding, limiting solar heat build-up. Large window spans draw daylight deep into the building and open up wide-ranging vistas across the Arabian Gulf and the urban skyline.
Adaptable layouts such as cantilevered pools, wraparound viewing lounges, double-height rooms and outward-reaching terraces support residential and leisure arrangements.
Elevated gardens and planted sky spaces add a calming natural element throughout the ascent, forming distinctive green retreats within the tower.
The interiors feature soft textures, elegant furnishings, wood panelling and bespoke lighting.
Amenities at Burj Azizi skyscraper
A dedicated amenity floor is planned for every 20 residential levels of the Burj Azizi.
Each of these floors will feature swimming pools with sauna and steam rooms, a fully equipped gym and yoga centre, a spa, a games room offering billiards, chess and table tennis, and a business centre, among other amenities.
Seven-star hotel at Burj Azizi
An all-suite seven-star hotel is planned for level 118 of Burj Azizi. The hotel will be designed around seven distinct cultural themes: Arabic, Chinese, French, Indian, Persian, Russian and Turkish.
Each theme will be reflected in the hotel’s culturally styled restaurants. Among its signature features will be an authentic Emirati restaurant, a luxury ballroom and an exclusive beach club.
Technology details
Burj Azizi will incorporate advanced surveillance and security technologies, including Candid-branded Automatic Number Plate Recognition (ANPR) cameras and intelligent vehicle-access control systems. These are designed to ensure accurate plate recognition, smooth traffic management, enhanced security, and efficient monitoring at all vehicular entry and exit points within the development.
The tower will also feature Hanwha Vision-branded CCTV systems, comprising high-resolution cameras, network video recorders, intelligent analytics and integrated monitoring platforms. These systems are engineered to provide reliable, low-latency performance and long-term operational stability, supporting secure and efficient management throughout the building.
In addition, a Terrestrial Trunked Radio (TETRA) system will be implemented to provide seamless, encrypted and highly reliable communications across Burj Azizi. This system is intended to enhance operational efficiency, safety and emergency response for all residential, hospitality, commercial and leisure areas within the tower.
Contractors involved in Burj Azizi tower
Multi-disciplinary design practice AE7 is responsible for architecture, design research and innovation, engineering and pre-development studies for the project.
DSGN, an interior design consultancy, was appointed to provide design consultancy services.
The main building works are being undertaken by Gardinia Contracting, a subsidiary of Azizi Developments, in collaboration with deep foundation and ground solutions specialist International Foundation Group (IFG), which has been contracted to execute piling, shoring, excavation and dewatering works.
Doka, a formwork and scaffolding company, was engaged to manufacture and supply formwork systems for the skyscraper.
Freesia Electro Mechanical, a mechanical engineering and plumbing (MEP) services provider, was appointed to deliver MEP services.
Al Rostamani Communications was selected to provide advanced surveillance and security solutions, including Candid-branded ANPR systems and Hanwha Vision-branded CCTV systems.
Esharah Etisalat Security Solutions, a communication solutions provider, is supplying the TETRA communications system for the tower.
Dorlet, a Spanish security technology company, was contracted to supply and install advanced access control systems.
Scheidt & Bachmann Middle East, a German technology company, is responsible for the design, supply and installation of an advanced parking management system at Burj Azizi.
The skyscraper project will incorporate furniture and interiors by Boca do Lobo, a luxury furniture brand based in Portugal.
