Fusion Group has received planning permission for its second purpose-built student accommodation (PBSA) building at Brent Cross Town in London, UK.

This project is part of a large mixed-use development in collaboration with Cheyne Capital.

It will provide 666 student rooms and is part of the ongoing £8bn ($10.8bn) regeneration of the 180-acre site, which is being developed by Related Argent and Barnet Council.

The new PBSA, designed by PRP Architects, will feature various amenities, including study areas, a digital gaming zone for virtual sports, a health kitchen with a zero-waste shop, private dining facilities, a yoga studio, a herb garden, and relaxation pods.

Its location near the new high street of Brent Cross Town and close to the Brent Cross West station will offer students convenient access to Central London.

This development follows the successful planning of Fusion and Cheyne’s first PBSA building at Brent Cross Town, which is set to welcome students for the 2025-26 academic year.

The initial building offers amenities such as a cinema room, a karaoke room, a café, a zero-waste shop, and an e-sports arena, as well as dedicated study spaces.

Fusion’s newly relaunched operating platform will manage the PBSA, aligning with the company’s strategy to become a fully integrated developer, operator, and investment manager focused on the UK and European living sector.

Additionally, Sheffield Hallam University plans to establish its first London campus at Brent Cross Town in 2026, occupying six floors in the office building 3 Copper Square.

Brent Cross Town aims to deliver 6,700 new homes, three million square feet of office space, a high street with shops and restaurants, three redeveloped schools, and 50 acres of parks and playing fields.

The community is already developing, with four residential buildings completed, and an estimated 3,000 residents expected to move in by the end of the year.
