STRABAG subsidiary ZÜBLIN has completed the construction of a new office building for Berlin Hyp at Budapester Strasse 1 in Berlin-Tiergarten in Germany.

The new structure consists of 11 storeys, covering a gross floor area of 19,104m² and reaching a height of 44.79m. It accommodates approximately 500 modern workspaces.

The design was executed by Danish company C.F. Møller Architects.

The building is designed to provide ‘flexible’ workspace solutions for employees of the LBBW Group in Berlin.

It includes open-space areas, workshop and team rooms, and quiet zones for focused work.

A central Town Hall features a wide staircase that doubles as a lounge area, complemented by an open library wall.

The first floor houses a cafeteria with access to a terrace in the inner courtyard, alongside workshop, conference, and office spaces.

LBBW management board member and Berlin Hyp management board chair Sascha Klaus said: “With 'B-One', we have created a pioneering building that provides our employees with optimum working conditions all round.

“It also offers maximum flexibility in terms of space and meets the highest standards in terms of sustainability in line with our corporate values.”

BDP Real Estate acted as the client's representative, overseeing quality assurance and project management throughout the various phases of development.

The new building aims to secure DGNB Platinum and Diamond certifications for its energy efficiency.

The project incorporates several features, including a geothermal system with 60 deep boreholes, photovoltaic elements on the facade, greening on roofs and facades to enhance biodiversity, rainwater retention systems, and advanced smart building technologies.

The construction process deployed a comprehensive building information modelling approach, ensuring better planning and execution.

Züblin north-east directorate technical director Niklot von Bülow said: “With the new building, we are combining modern architecture with sustainable construction and innovative technology.”

In May this year, ZÜBLIN Spezialtiefbau acquired BAUER Spezialtiefbau (Austria) for an undisclosed sum.
