GRAHAM secures £20m HMRC refurbishment project

The refurbishment covers a three-storey office building and two ancillary structures, previously used as a restaurant and gym.

GRAHAM Interior Fit-Out has secured a contract valued at £20m to refurbish UK HM Revenue and Customs’ (HMRC) Telford office complex in Shropshire, England.

This initiative will refurbish an office complex built in the 1990s to provide a flexible workspace.

HMRC revealed in August 2024 that it would relocate to this Telford site, joining HM Land Registry as co-occupants. Work on the refurbishment has commenced and will be completed next year.

The refurbishment encompasses a three-storey concrete-framed building and two ancillary structures, which include a former restaurant and gym.

The former restaurant will be repurposed into a flexible meeting suite featuring two large rooms with moveable walls, breakout space, and audio-visual facilities among others.

Meanwhile, the former gym will be converted into a cycle and welfare hub, providing indoor cycle storage and amenities such as showers and a drying room.

Key construction phases include enabling works like building strip-outs, entrance lobby creation, glazing replacement, and repairs to roofing and façades.

Additionally, the site will see upgrades in hard landscaping with the installation of electric vehicle charging points and security improvements.

The main fit-out phase will introduce new partitions, ceilings, mechanical and electrical systems, breakout areas, audio-visual installations, and refurbished washrooms across the office space.

The external improvements will involve soft landscaping, the development of woodland paths, car park repairs, enhancements to external lighting, and implementation of rising bollards and barriers.

This project is being executed under a JCT Design & Build contract tailored with specific amendments for HMRC and HMLR requirements.

The phased approach includes distinct enabling and main works stages to ensure seamless delivery.

The scheme involves the complete refurbishment of the main office building and the transformation of two ancillary facilities, delivered in phased works. Our priority is to provide a high-quality outcome that meets the operational needs of both organisations.”

Recently, GRAHAM secured a contract from the UK Department for Education for constructing the new Oasis Academy in Bristol, UK.
