Acton Gardens regeneration gets Gateway 2 approval for Phases 8.1 and 8.2

The two phases will provide a total of 336 homes across various tenures.

The Acton Gardens estate regeneration scheme in West London, UK, has received Gateway 2 approval from the Building Safety Regulator for Phases 8.1 and 8.2.

The redevelopment project is being led by a joint venture (JV) between house-building company Vistry Group and housing association L&Q.

With the approvals, the JV can now proceed with delivering 236 new homes in these phases.

The two phases, designed by architect Stitch, will provide a total of 336 homes across social rent, shared ownership, and private sale tenures.

The Gateway 2 approvals are the first that Vistry has secured under the Building Safety Act. The approvals were granted following strong engagement with the regulator, stated L&Q.

Vistry West London managing director Nick Churcher said: “Securing two Gateway 2 approvals in quick succession at Acton Gardens is a major milestone for Vistry and a testament to the strength of our design and technical teams.

“These are our first approvals under the new regime, and to achieve them on a single project speaks volumes about our collaborative approach and commitment to building safety.”

The overall £800m ($1.07bn) Acton Gardens project covers 52 acres and will deliver 3,463 homes, half of which are designated as 'affordable'.

It is a redevelopment of the former South Acton estate.

The scheme also includes a community centre, nursery, medical centre, sports and play facilities, and 500,000ft² of public space.

Vistry and L&Q are currently working on Phases 9.3, 9.5, and 9.6 of Acton Gardens to deliver an additional 207 homes.

So far, the partners have completed 2,189 new homes at Acton Gardens.

The latest phase included delivery of the scheme’s 1,000th affordable home since the regeneration programme started.

Last week, Vistry Group reported adjusted operating profit of £124.4m in the first half of 2025 and total completions of 6,889 units.
