Winvic Construction has secured a contract to construct eighth industrial warehouse at Segro Logistics Park East Midlands Gateway (SLPEMG) in East Midlands, the UK.

The £9m project is expected to be become the first speculative development at the park, which is located next to East Midlands Airport and 2.4km from the A42/M42 connection at J23A.

Designed by Winvic, the new 200,000ft2 unit will be cold store ready and have 17 docks, four Euro docks and four level access doors.

It will comprise 10,000ft2 of two-storey office space, a 3,000ft2 of transport office, a 55m yard, as well as parking space for about 170 cars and 45 HGVs. The unit is planned to be completed in November this year.

Winvic stated that the new industrial warehouse will be built to achieve BREEAM ‘Excellent’ certification.

The sustainable features at the unit will include LED lights, roof mounted solar photovoltaic (PV) panels as well as upgraded cladding that improve airtightness for temperature controlled operations.

Under the contract, Winvic will also be responsible for all the associated external works that include hard standings, car parking, landscaping, drainage as well as the modifications to the existing estate road along with pedestrian crossing points.

Winvic Industrial, Distribution and Logistics head Danny Nelson said: “It is a special facility due to its true net zero credentials and we’re utilising BIM to its full potential to assist with this goal.

“For example, our design team has been working closely with SEGRO to push the scheme to achieve EPC A+ and material wastage has been reduced through digital processes by a significant 34 per cent.

“The short 26-week programme means we will be handing the scheme over in November of this year, and we are ready to assist with fit out when a tenant is secured.”

Currently, the company is constructing two other industrial warehouses with one being a 694,000ft2 facility for DHL.

It features two mezzanine levels and over 25,000ft2 of two-storey integral office accommodation, and is expected to be completed in September this year.

The second unit is a 150,000ft2 fulfilment centre featuring ancillary office space.
