Real estate investment firm Fore Partnership has awarded a £50m construction contract to Willmott Dixon to the transform an office building next to Tower Bridge into a sustainable office.

Earlier this year, Fore announced that the funds managed by investment firm KKR had invested in TBC.London, a building constructed in the 1990s.

Through local employment and procurement strategies, FORE is looking at creating up to £9m in social and local economic value during the two-year construction period.

Following transformation, TBC.London will become 100% electric and net zero carbon in operation, with no fossil fuels used in operating the property.

Designed by architect Stiff + Trevillion, the project is aiming for EPC A, BREEAM Outstanding and WELL Platinum certifications.

The contract will see the current five-storey building being stripped back and renewed through a deep refurbishment, while preserving the embodied carbon in the frame.

Further two floors will be added, with a third additional floor set back from Tower Bridge to give space for a terrace and club room.

All tenants of this building will gain access to outdoor space through terraces, balconies, and gardens.

The ground floor will feature a flexible, 3,000ft2 multi-use space for community uses.

Located on the south bank of the River Thames, the building is close to London Bridge, Tower Hill tube, Fenchurch Street and Bermondsey stations as well as St Katharine’s Pier.

Willmott Dixon expects to commence work on site in September, with the project slated for completion in mid-2024.

CBRE is acting as the office letting agent for TBC.London, while Bruce Gillingham Pollard is serving as the retail agent.
