US-based Willmeng Construction has broken ground on Landing 202, a multi-phase industrial complex in Mesa City, Arizona.

Sprawling over 45 acres of land, the 605,000ft² Class-A industrial project is located south of Loop 202 and west of Hawes Road on the north side of Ray Road in Mesa’s Gateway Area.

Being developed by Marwest Enterprises, the project is expected to be completed by June 2020.

Phase one of the project includes the tilt-panel construction of two industrial warehouse buildings, with 605,000ft² of space, where building 1A will have 486,000ft² of space and building 1B will offer 119,000ft² of space.

The buildings will offer 565 parking spaces, exceeding 550 spaces, which is more than the amount required under the site plan.

Once completed, the buildings will be visible from Loop 202 and will have freeway access from the Power Road and Hawes Road.

Designed by architecture firm Ware Malcomb, the Landing 202 project could bring industry to an area that was once farmland.

The project sits north of Phoenix-Mesa Gateway Airport and is within the city’s newly announced federally designated opportunity zones.

Willmeng Construction president and CEO James Murphy said: “The momentum that greater Phoenix has in the industrial market is something to be excited about in 2020. We’ve worked with many development service departments, and the Mesa group is top-notch—we are honoured to be part of a high-performing team.

The City of Mesa’s Planning and Zoning Board had approved the rezoning of the property from agricultural to light industrial last year.

City of Mesa Mayor John Giles said: “This building elevates our market and creates something that hasn’t existed in this area of Mesa to-date, through its scope and types of users that can be accommodated here. Thank you to those who dream big and bring projects like this to our city.”
