Southvalley Estate, a part of MCR Property Group, has unveiled plans for a mixed-use development, Northern Gateway, in Manchester, UK.

The Northern Gateway scheme is planned to be built on the former Gould Street Gasworks site north of Manchester city centre. MCR Property Group-owned the land since 2015.

Intended to deliver approximately 1,200 new homes, the new scheme will transform the site that has been used for surface car parking for years, contributing to the Manchester City Council’s Northern Gateway initiative.

Planned to be developed in four phases, the scheme will feature 33-storey tower at the north-east corner of the site, two commercial units, a park located off Gould Street and new pedestrian and cycling routes through the site.

MCR Property Group asset manager Nick Lake said: “Our ambitious proposals for The Gasworks New Town realise the development potential of a key city-centre location and the aspirations for the Northern Gateway.

“We have worked in close collaboration with Manchester City Council to bring forward a major transformative development that will create a new beating heart of a community in close proximity to the city centre. We look forward to finalising the formal planning application in line with public feedback.”

Architect AHR provided design for the proposed project while the landscape and public realm were designed by Planit.

The planning application is set to be submitted by developer WSP to Manchester City Council later in 2020.

Subject to planning permission, Southvalley Estates and National Grid plan to clear the site and remediate the land in 2021 or 2022, with the project completion slated by the end of 2023.
