Scannell Properties, a privately owned real-estate development and investment company, has obtained land in Steinau an der Straße, Germany, for a new refrigerated warehouse.

The facility, with a gross lettable area of 36,700m², will be operated by ID Logistics Group, a company specialising in contract logistics.

It will be a distribution centre for Lactalis, a dairy company.

The site’s strategic location on the A66 motorway provides swift access to major transport routes, including the A7 and A45, and is in proximity to Frankfurt and its international airport.

The warehouse will consist of three units, with two designated for specialist refrigerated space to store the full range of Lactalis’ products.

The storage space will span 34,500m² across the ground and mezzanine levels, with an additional 2,200m² allocated for office and ancillary space.

The site’s design caters to the needs of high-flow and perishable goods distribution, featuring 12m clear ceiling heights, 32 docking gates, and temperature control between 2-5°C in two units.

Focusing on sustainability, the building is designed to comply with the standards of the German Sustainable Building Council’s Gold certification.

The design includes a heating system powered by emissions from the cooling plant and a 3MWp photovoltaic panel array on the roof. Other sustainable features comprise an energy-saving building management system, LED lighting, and greywater recycling.

Project construction is expected to commence in the third quarter (Q3) of 2025.

Last year, INDUS Realty Trust entered into a joint venture with Scannell Properties to develop Class A industrial properties in the Atlanta and Savannah markets in the US.
