MCR Property Group has secured planning consent from Manchester City Council for £400m Gasworks New Town project in Manchester, the UK.

The proposed plans for the scheme involve redevelopment of 6.6-acre former Rochdale Road Gas Works at the heart of Manchester with a mixture of townhouses and apartments.

Gasworks New Town is claimed to be one of seven envisioned by the £4bn Victoria North masterplan, which was formerly known as the Northern Gateway Strategic Regeneration Framework.

The project, which will be developed in four phases, will comprise nine buildings ranging from eight to 34-storeys and 192m2 of commercial space.

It will create nearly 1,202 homes and include 1,224 cycle spaces, a pedestrian route and cycle path running east-to-west through the site.

Designed by architects AHR, the development will also include a public park between Gould Street and Bromley Street.

The developer acquired the site, which was a car park, in 2015 to develop it into a mixed-use destination development.

MCR Property stated that the Victoria North masterplan will see the transformation of the entire area north of the city centre over the next 20 years by the delivery of 15,000 new homes across 383 acres.

The other consultants working on the Gasworks New Town project include landscape architects Planit-IE, civil engineers BDP, planning consultancy WSP and highways consultancy Curtins.

Manchester City Council leader Richard Leese said: “The Gasworks development will breathe life into a largely forgotten corner of the city centre fringe, bringing purpose and an energy to an area that is currently characterised by surface car parks.

“Residential investment at this scale should be celebrated and will contribute significantly to meeting demand for high quality homes in this part of the city.

“And once again, developments such as this show a real confidence in Manchester as an attractive place to invest and do business – the importance of which cannot be underestimated as we look to economic recovery following the pandemic.”
