Manchester City Council Planning Committee in the UK has issued planning approval for the £350m twin tower residential scheme.

Being developed by Great Jackson Street Estates, the Park Place residential-led, mixed use development is designed by architect Hodder + Partners.

Planned to be built in the Great Jackson Street cluster, the proposed scheme will feature 1,037 studios across two 56-storey towers. These include one, two and three-bed apartments, townhouses and duplexes.

The two buildings will be separated by landscaped public realm, and will comprise townhouses, commercial space, residential amenity, car parking and plant across ground, first and basement floor levels.

With a 180m2 commercial/social infrastructure unit, the project will comprise 236 car parking spaces and 1040 cycle spaces. It will also feature external roof top gardens.

The project team includes Civic Engineers, which is serving as the structural engineer, and Clancy Consulting serving as mechanical and electrical consultant.

Initially, the scheme involved the development of 580 apartments across three buildings between 19 and 27 storeys with the lower two buildings connected by a two-storey podium.

However, diversion was required to address the issue related to the development of a major piece of sewer infrastructure underneath the site.

Although the height, scale and massing of the development were increased, the scheme’s original key design principles were retained.

These include re-positioning towers to improve daylight; public realm improvements to approach the Hulme footbridge over the Mancunian Way; and a lower eight storey podium that follows the street edge.
