Hines Denver skyscraper

US-based real estate company Hines has broken ground on 1144 Fifteenth, a Class A office tower to be constructed in Denver, Colorado.

Planned as a 40-storey skyscraper, the building will be one of the tallest offices in the city, the firm claims.

Located between Arapahoe and Lawrence Streets, the building will cover an area of 662,000ft².

Hines managing director Jay Despard said: "1144 Fifteenth will set a new standard for Denver’s high-rise office space and enhance our city’s urban experience."

Designed by Pickard Chilton, the 27 top floors of the development will be dedicated to office space.

The lower 13-storey podium has been allotted for retail chains, restaurants, and a state-of-the-art, 5,000ft² fitness facility.

The tower’s structure will be covered in a high-performance glass and aluminium curtain wall, and typical floors will feature floor-to-ceiling glass, efficient floor plates, and 10ft-high ceilings.

It has been conceived as a 100% speculative project by Hines, which intends to complete construction by January 2018.

Leasing agreements will be conducted by Jones Lang LaSalle (JLL).

"We strongly believe that the quality and location of this building will be appealing to a wide range of tenants and ultimately, once finished, we feel this will be the premier asset in all of the Rocky Mountain west," Despard added.
