Over the Rainbow (OTR) has chosen McShane Construction Company to offer design-assist construction services for Kirwan Apartments in Waukegan, Illinois, US.

This 24-unit affordable housing residence scheme is designed to enable adults suffering with physical disabilities to live independently.

The development is named after Leo Kirwan, an OTR resident, board member and advocate for accessible housing.

McShane multi-family director Susan Uhlarik said: “It’s an honour to help Over the Rainbow further their mission to provide affordable, supportive housing for adults with disabilities.

“Kirwan Apartments will allow its residents to live independently in an environment designed specifically for their needs.”

Located on a one-acre site next to OTR’s Gustafson Apartments, this three-story wood frame building will have a Hardie panel exterior.

The building has been designed to be compact so that cost can be minimised and landscape can be maximized.

With its clean and simple lines, the building would feature a modernist design, while its exterior colours compliment the environment around.

One-bedroom configurations will have barrier-free units, while tenant amenities will feature a community room and laundry facilities. Furthermore, the site will offer 20 surface parking spaces.

Kirwan Apartments was designed to meet requirements for ComEd’s Energy Efficiency Grant for affordable housing.

As a design-assist project, McShane worked with the owner and architect throughout the design and pre-construction phases.

This delivery method leads to a reduction in cost and schedule overruns, improved constructability.

Completion of the project is slated for January 2023.

The architectural services are being provided by Weese Langley Weese Architects.
