London’s leading property developer Galliard Homes has ventured into the retirement homes market by partnering with Probitas Developments and O’Shea to deliver a new retirement village in Lower Shiplake, Oxfordshire, England.

More retirement villages are part of the partners’ further plans, as they seek more locations in outer London and Southern England.

Located just two miles from Henley-on-Thames, off the A4155 Henley-on-Thames to Reading road, the new £40m development venture in Lower Shiplake is designed by Nick Baker Architects.

When completed, the Lower Shiplake development will deliver a whole community of 65 new homes on six acres for assisted living post-retirement.

The new retirement village, which consists of one and two-bedroom apartments, cottages and penthouse style homes, will also include a village clubhouse with a bistro, bar, gym/fitness suite and care services for the elderly residents.

O’Shea is not only a joint venture partner and a delivery partner on the retirement village but also its main contractor.

Galliard Homes, Probitas Developments and O’Shea propose to construct more retirement villages alongside the Lower Shiplake development, with each such village providing up to 150 new homes, lifestyle facilities and care services.

Galliard Homes executive chairman Stephen Conway said: “Galliard is delighted to have partnered with Probitas Developments, a retirement specialist, and O’Shea, a leading developer and contractor, in order to expand into the later living marketplace.

“Our partnership aims to help solve the significant undersupply of purpose-built premium retirement accommodation in the UK, with just 1% of the UK’s population living in designated retirement villages, compared to 17% of Americans and 13% of Australians.

“By 2050 the UK retirement population is set to double and there needs to be new custom-designed housing with services to meet this demand.”

Construction of the retirement village in Lower Shiplake will begin later this year, with the first properties ready for purchase in 2022.
