Saudi Arabia-based Liwan Real Estate Development has unveiled plans for Liwan Najd, a SR4.5bn ($1.2bn) mixed-use project in the Granada District of Riyadh.
The announcement was made on the opening day of Cityscape Global 2025.

Currently in the design phase, Liwan Najd is set to become one of the country’s largest mixed-use developments, covering 151,308m² with a built-up area totalling 600,000m².
The scheme will deliver approximately 2,500 residential units, including apartments and studios, penthouses, villas, and townhouses, and allocate more than 60% of its footprint to landscaped and open spaces.
The site will also include a hotel, food and beverage outlets, office space, retail premises, and a mosque.
Liwan Najd’s location alongside Alhasan Ibn Hussein Ibn Ali Boulevard positions it near major transport routes and employment centres, said the company.

According to consulting company Knight Frank, housing transactions in Riyadh surpassed SR120bn in the first half of 2025.
Liwan Najd is designed to address these trends by combining residential, commercial, and community elements.
The development also aligns with the country’s Vision 2030 objectives for housing supply alongside urban growth.

The company also reported construction progress on Livein Liwan, a separate 616-unit residential development on King Abdullah Road that has reached the halfway stage.
Overall, Liwan aims to deliver approximately 10,000 residential units in future projects.
