Latimer, the development arm of Clarion Housing Group, has secured the green light to convert the vacant 13-acre riverside plot on Kirkstall Road into a 1,437-home scheme delivering a range of housing options to the local people of Leeds City, UK.

The residential development plan was approved by the Leeds council last week.

The not-for-profit developer purchased the site last year and will deliver a total of 503 affordable homes.

Set across 11 blocks ranging from eight to 17 stories in height, the wider Kirkstall Road scheme will offer one, two and three-bedroom apartments.

The scheme will also provide 13 three-bedroom townhouses with private gardens and a new student accommodation block with 355 rooms for those studying at one of the city’s four universities.

As well as providing a variety of housing options, including vital affordable homes, the converted scheme is expected to convert the River Aire’s frontage and breathe fresh life into the ‘green corridor’ along Kirkstall Road.

Designed by architects Broadway Malyan, the project will offer a new riverside park, a river crossing and several creative and commercial areas to host art, cafes, a food hall, independent shops and public workspaces.

Including 250 new trees, and ‘grow your own’ planting zones, nearly half of the 13-acre site’s footprint will be allocated as green space.

The homes will have photovoltaic solar panels and will not use fossil fuels.

Over 1,100 secure cycle parking spaces, as well as electric car charging points will be provided for residents.

New pedestrian walkways, a bridge and cycle paths will enhance local connections and cut down the site’s carbon footprint and help to keep cars off the closeby streets.

Clarion Housing group development director Richard Cook said: “We are delighted to get the green light to transform a key strategic site for Leeds which has remained undeveloped for more than 30 years. Our project will kickstart development on the Kirkstall Road corridor, creating an exemplar and sustainable mixed-use community for the city.

“We want this development to set the benchmark for new housing in Leeds, including a substantial number of affordable homes for those who need them most.”

Work on the project is anticipated to make around 270 site jobs during each year of the building programme, as well other opportunities for young people.

The project is expected to start in the summer of 2022 and anticipated to be finished by 2029.
