Real estate investment manager Barings and LBS have appointed Kier to design and build their £69m sustainable mixed-use commercial building at 135 Park Street in Southwark, London, UK.

The 148,486ft2, 12-story building will offer 131,900ft2 of office space, 12,900ft2 of affordable workspace, and 1,500ft2 of retail space.

Extending the cultural regeneration of Bankside eastwards, the building is located near Shakespeare’s Globe Theatre and the Tate Modern.

The building is anticipated to meet particular UKGBC Upfront Carbon targets.

Kier will include a set of sustainable elements to decrease carbon footprint during construction and during the building’s life cycle.

This will include use of low carbon concrete and a largely prefabricated façade along with efficient mechanical and engineering services with SMART technologies for operational excellence.

The project is aiming for BREEAM ‘Outstanding’ along with a five-star NABERS rating.

The building will be designed to provide light, airy spaces with large windows, and feature green landscaping on the roof and external spaces, and offer panoramic views across the city.

Barings UK Asset Management managing director Ian Mayhew said: “135 Park Street is a net zero carbon development, both embodied and in operation and, combined with its generous amenities, we are providing just the sort of workspace that forward thinking occupiers require.”

Kier Construction London, South & Strategic Projects managing director David McKenzie said: “We are delighted to be awarded such a high-profile development, adding to our portfolio in London and supporting Bankside’s cultural regeneration.

“We bring Kier’s extensive experience and technical expertise to this project, delivering large scale commercial developments on tight inner-city sites, using modern methods of construction and offsite production. In line with our Building for a Sustainable World framework, we will be using carbon minimising construction materials and techniques to deliver this green building as a showcase for our client.”
