High Street Residential (HSR), a subsidiary of Trammell Crow Company, has broken ground on a 394-unit multifamily development at the SMU/Mockingbird Dallas Area Rapid Transit (DART) Station in Texas, US.

The project forms part of a multi-phase, transit-oriented development planned to convert about 16 acres of underused DART-owned surface parking into a mixed-use, pedestrian-focused neighbourhood.

The new seven-storey building will be located at the northeast corner of Twin Sixties Drive and Worcola Street. It will offer studio, one-bedroom and two-bedroom units ranging in size from 524ft2 to 1,484ft2.

Residents will have access to amenities such as a pool with fire pits and grilling stations, a club room, fitness centre, coworking spaces, a dog park, secure bike storage, electric vehicle charging stations, and direct access to the University Crossing hike-and-bike trail.

There will also be a seventh-floor Skydeck providing views of the Dallas skyline and featuring a private dining room and balcony.

A 500-space underground parking garage is also being built during this phase of development. This facility will serve both DART passengers and visitors to Mockingbird Station.

The City of Dallas is supporting the development through Tax Increment Financing (TIF), which will help deliver infrastructure upgrades and ensure that 20% of the homes are available at affordable rates.

Project representatives state that this investment is intended to expand housing options and strengthen transit-oriented districts in Dallas.

GFF Design led the architectural work for the project while Andres Construction Services is managing construction.

Other partners on the project are Spiars Engineering, serving as civil engineer, Ellie Aiello Interiors, responsible for interior design and The Office of James Burnett, overseeing landscape architecture.

Urban Structure will also handle structural engineering, and Schmidt & Stacy Engineers will provide MEP consulting services.

TCC expects the apartments to be completed by the end of 2027.
