Henry Boot’s land promotion and planning division, Hallam Land, has secured outline planning permission for 2,470 homes in England.  

This includes 1,270 homes in Tamworth, Staffordshire, and 1,200 plots in Fareham, Hampshire.

The planning consents follow several years of applications and local plan processes at both sites.  

In Tamworth, Hallam Land reached an agreement with landowners in 2016 to promote the site.  

A planning application was first submitted in 2018, with the site receiving a housing allocation in the North Warwickshire Local Plan in 2021.  

Outline planning consent was secured in June 2025. The approved plan includes 1,270 homes, with 30% designated as affordable, alongside a 100-unit extra care facility, a community centre, a primary school, and sports pitches.

Additionally, the Tamworth site is projected to achieve a biodiversity net gain of over 10% for surrounding habitats.  

Currently, Hallam Land is in advanced negotiations for the sale of the Tamworth site to a major house builder. 

In Fareham, meanwhile, Hallam Land entered a planning promotion agreement with landowners in 2008.  

A planning application was submitted in July 2020, and the site was allocated in Fareham Borough Council’s Local Plan in April 2023.  

After a delayed decision from the council, Hallam Land appealed in August 2024, with approval granted in July 2025.  

The Fareham consent includes 1,200 homes, with 40% of the homes classified as affordable housing, plus an 80-bed care home, a primary school, a community centre, and a new country park with a ten-hectare bird reserve.  

The company said the site will be marketed for sale this month. 

Hallam Land is also pursuing active appeals on four other sites, totalling around 1,300 residential plots.  

The company aims to submit applications for 10,000 plots this year, having already secured planning for approximately 2,500 plots to date.
