Glasgow Enlightenment, a joint venture between Dawn Developments and Drum Property Group, has submitted its initial plans for the final phase of the Collegelands development in Glasgow, Scotland. 

The proposed £95m ($121.13m) multiuse Collegelands Park development will be situated on a five-acre site near Duke Street and High Street.  

It aims to offer 586 bed spaces for students and 182 apartments within a build-to-rent (BTR) block, alongside a community arts facility with an event space, café, and courtyard. 

At the centre of the neighbourhood will be a two-and-a-half-acre park, located within walking distance from Glasgow’s city centre and the University of Strathclyde.  

This green space is claimed to be designed to become the first new park in Glasgow for many years, featuring orchard and blossom trees, as well as areas for community gardening. 

The park is also expected to serve as a new ‘set of lungs’ for the city, contributing to enhanced air quality and public health.

Glasgow Enlightenment director Paul O’Donnell said: “This new development will mark the completion of the 20-year-long Collegelands master plan to regenerate the Calton area of the city. This important project will create 250 jobs during construction, and we hope will act as a catalyst for further development in the area. 

“These plans are the culmination of years of conversation with local people and the city council on how this final piece of the Collegelands jigsaw could look.” 

A formal planning application for the development is scheduled to be submitted to Glasgow City Council in mid-2024 post the consultation period. 

Initiated in 2004, the Collegelands regeneration project aimed to introduce new residences and opportunities to the Calton neighbourhood.
