Dubai South Properties has awarded a contract worth Dh2bn ($544.59m) to Mohammed Abdulmohsin Al Kharafi & Sons for the construction of several phases of the HAYAT by Dubai South project.
The agreement includes the creation of a master-planned community that will cover ten million sq ft near Al Maktoum International Airport.

The project will deliver about 2,500 residential units, including townhouses, semi-detached and stand-alone villas, mansions, apartments and hotel apartments ranging from one to five-bedroom units.
Construction is scheduled to begin in the second quarter of 2026, with the initial delivery expected in 2028.
HAYAT’s location offers residents access to major transport corridors such as Sheikh Mohammed bin Zayed Road and Emirates Road, as well as key economic centres like Jebel Ali Free Zone and Dubai South Free Zone.
The master plan incorporates wellness and lifestyle facilities, including parks, shaded walkways, play zones, recreational spaces, fitness facilities, swimming pools, landscaped gardens, lagoons and a community lake.
Additional features will include a retail boulevard, community mall, cafés and various essential services.

Dubai South continues to develop facilities within its ecosystem for resident use. These include public parks, sports courts, retail outlets, a hypermarket covering 50,000ft², a mosque, a petrol station and a public bus route linking the area to the Expo Metro station.
The area also hosts a GEMS Founders School and has a 200,000ft² mall under construction.
HAYAT is designed with minimalist architecture to offer flexible spaces and privacy within contemporary homes.
The project forms part of ongoing efforts to align residential expansion with Dubai’s broader urban and economic objectives.
