The Greater London Authority has given approval to Canary Wharf Group’s (CWG) plans for a new purpose-built student accommodation (PBSA) scheme at 7 Brannan Street in Wood Wharf, London, UK.

This development will provide 912 bedrooms, integrating students into the community of 3,500 residents at Canary Wharf.

The 46-storey building, designed by domestic architect Howells, will feature a variety of amenities, communal spaces, and leisure facilities distributed across the ground, mezzanine, ninth, and roof levels.

These will be complemented by a new retail space and two waterside public gardens.

CWG chief development officer Tom Venner said: “7 Brannan Street will be a fantastic addition to the diverse range of residential offerings at Canary Wharf. We are already home to world-leading education and learning facilities, including the UCL School of Management operating from One Canada Square.

“This building will help meet the demand for modern, high-quality accommodation located within a metropolitan environment offering a rich mix of retail, leisure, hospitality and green spaces for students to enjoy.”

The project, which was initially rejected by Tower Hamlets Council in November 2024 due to concerns about noise and antisocial behaviour, has now been approved by the city mayor’s office.

The residential offerings at Canary Wharf include private for sale, private rent, and affordable housing, along with a hotel and a new aparthotel that opened earlier this year.

The 7 Brannan Street development is part of a residential community with access to retail, hospitality, leisure, and sports amenities, as well as grocery stores, pharmacies, health clubs, and green and blue spaces such as Eden Dock, all within a 15-minute walk.

In February 2025, Eldridge Real Estate Credit provided over £200m ($253.2m) in debt facilities to Vita Group to support the construction of a PBSA scheme at 30 Marsh Wall in Canary Wharf, London.
