Corson Cramer Development (CCD), the residential land development firm, is planning to build a new mixed-use master planned community in Celina, Texas, US.

Called Ten Mile Creek, the 251-acre project is set to begin construction next year. It will include several residential neighbourhoods and commercial uses.

Ten Mile Creek will also have 371 single family homes, 110 townhomes, as well as rental homes and apartments.

Single family homes will be built by American Legend Homes and William Ryan Homes, while Grenadier Homes will be constructing the townhomes. The project will also feature multifamily and build-to-lease homes developed by Cypress Equity Investments (CEI).

Ten Mile Creek will also include 46 acres of commercial land planned for a mixed-use lifestyle centre. Other future commercial uses include restaurants, retail and neighbourhood services.

Cramer said: “We’re excited to be expanding our commitment to Celina and contribute to their vision of building a vibrant city filled with high quality neighbourhoods, amenities and services.”

An amenity centre with resort-style pool, playground and dog park will be also built at Ten Mile Creek.

The project will also feature over 22 acres of shared open space with mature hard wood trees and ponds connecting to Wilson Creek. It will also have a looped trail system, which connects to Celina’s regional trail system.

Ten Mile Creek is said to be first multifamily and build-to-lease development project undertaken by CEI in Texas.

CEI’s projects, announced earlier in 2021, include North Sky Celina and Cross Creek Meadows.

Commenting on the development, City of Celina city manager Jason Laumer said: “Ten Mile Creek will be one of Celina’s most valuable opportunities for commercial and residential development within our thriving city.

“This project offers a variety of housing types, highly accessible commercial and significant open space to create a top notch community.”
