Ambrose Property Group has announced the start of construction works on Building IV at Westpoint Business Park in Monrovia in the US.

Slated for completion by September this year, the 500,400-square-foot building will be ideal for industrial and light manufacturing users and logistics.

Ambrose will collaborate with the general contractor of the building, Compass Commercial Construction Group, and Curran Architecture to seek Leadership in Energy and Environmental Design (LEED) BD+C Core and Shell Certification for Building IV.

The building features sustainable design and construction elements that include 100% reduction in irrigation water use through native planting landscape design.

Other elements are LED lighting that is energy-efficient, a construction waste management plan and improved indoor air quality through ventilated warehouse space.

JLL will be responsible for the marketing and leasing for the building project, which is expected to involve nearly $40m cost.

Ambrose Development executive vice-president Grant Goldman said: “We’ve seen tremendous demand at Westpoint Business Park so far.

Existing building users in Westpoint Business Park, which is situated on 555 acres of land in the southwest Indianapolis submarket, include Love’s Truck Solutions and Deckers Brands.

It is located at the intersection of Interstate 70 and State Road 39 in the heart of transportation, distribution and logistics region of central Indiana.

Up to ten Class-A distribution buildings ranging in size from 200,000ft² to more than one million square feet are expected to be established at the park.
