Real estate investment trust Brandywine Realty Trust has broken ground on its new $3bn mixed-use community in Austin, Texas, US.

Previously called Broadmoor and “The IBM Campus” for decades, the project has now been rebranded as Uptown ATX.

It will deliver approximately seven million ft2 of workspace, retail, hospitality, multi-family, and a new Capital Metro Rail Station.

The first phase of the new 66-acre master-planned neighbourhood, is dubbed One Uptown. It will be a $328m mixed-use project, which is currently underway.

One Uptown will deliver 341 apartment residences, a six-story parking garage, 15,000ft2 of street-level retail, 348,000ft2 of Class-A workspace, and a public park.

Designed by Page Architects, the 14-storey office part of the project will feature workspaces and an 8,000ft2 lobby including a café with indoor and outdoor seating.

The residential part is designed by GFF Architects and will include private balconies, custom lighting, and high-end finishes.

The 35,000ft2 amenity deck will feature a 5,000ft2 club room, a resort-style pool, and a 3,100ft2 fitness centre for residents and office workers.

Brandywine has signed a joint venture agreement with Canyon Partners’ real estate investment unit, Canyon Partners Real Estate, for the development of One Uptown.

Brandywine stated that One Uptown will be developed with an aim to achieve LEED Silver certification and an Austin Energy Green Building certification.

Brandywine Realty Trust senior managing director and executive vice president Bill Redd said: “As a transit hub, Uptown ATX will have the unique ability to link people with the exploding growth opportunities occurring throughout Central Texas.

“In establishing Uptown ATX as the new brand, we saw an opportunity to integrate connections to Austin — both physical and philosophical, including increased access to jobs, affordable housing, green space and live/work/play neighbourhoods.

“This mixed-use community will be elegant, sophisticated, authentically Austin and accessible to all.”

The office portion of One Uptown is planned to be delivered in the third quarter of 2023, with delivery of the multi-family portion scheduled in the second quarter of 2024.
