UK-based Connected Living London has received approval from the Lambeth Council’s Planning Committee for its proposal to deliver 139 new homes for rent.

CLL is a long-term partnership between Grainger and Transport for London.

The scheme, near Kennington station, will be a new mixed-use development with 139 new rental homes, and over 2,700m2 of light industrial workspace.

Of the 139 new rental homes, 40% of them will provide affordable housing.

Designed by HawkinsBrown, the scheme will be built at a site currently being used to facilitate the delivery of the Northern Line Extension.

The new houses will be delivered across two buildings with a central mews street running between them.

The scheme will feature a mix of studio, one-, two- and three-bedroom properties. Furthermore, the affordable houses will be offered at a discount to open market rates for rent.

Located within ten minutes of walking distance from Vauxhall, Kennington and Oval stations, it is also less than 15-minutes walk from River Thames.

The proposal has been developed with sustainability at its core and features a sustainable energy system that includes solar panels. The buildings will have roof gardens, biodiverse roofs, hedges and bird boxes to provide shelter to birds.

Providing more than 2,700m2 of light industrial space, the mixed-use development scheme will provide space to a vast range of businesses including a fashion studio, photography workspace or cycle repair shops.

Furthermore, the central mews street will host pop-up markets and street food vendors.

Transport for London head of build to rent Ben Tate said: “It’s brilliant to be given the go-ahead for the first of our schemes in Lambeth, building on the success of our scheme at Southall. Our scheme at Montford Place is a truly mixed-use development.

“It will provide new rental homes that are desperately needed and will contribute to the local economy by delivering a significant amount of great commercial space that will enable business to flourish.”
