BAM Construction has completed construction on office development, dubbed Three Snowhill, in Birmingham, UK, for Irish property development firm Ballymore Properties.

Touted to be the largest single office development in Birmingham, the project has been delivered four years after work commenced on site.

In 2015, BAM Construction was appointed as the preferred contractor by Ballymore Properties to deliver Three Snowhill project.

The completion of Three Snowhill also marks the conclusion of the 17-year project, Snowhill Estate, by Ballymore.

In 2003, Ballymore had acquired a four-acre site, in which it has now developed one million ft² of office space across three buildings.

One Snowhill is a 263,000ft², 11-storey building and is home to Barclays, KPMG and DWF. It was completed in 2009.

Two Snowhill, completed in 2013, comprises 310,000ft² over 14 floors and is leased to HS2 and Gowling WLG.

The 17-storey Three Snowhill features Grade A offices, with floorplates of up to 25,000ft². It also offers 86 car parking spaces, a gym and shower facilities on all floors. The £200m building has been designed by Sidell Gibson. It possesses a full-height atrium, the tallest in Birmingham.

Meanwhile, telecoms giant BT announced earlier this month that it is taking 283,000ft² of the 420,000ft² building on a 20-year lease.

Following a fit-out programme, nearly 4,000 BT staffs will move into the building from summer this year.

Ballymore project director Richard Probert said: “Three Snowhill is the largest ever speculative office development outside London. To put the building into context, you could fit two of Birmingham’s newest office developments, One and Two Chamberlain Square, into Three Snowhill and still have 65,000 sq ft to spare.

“As such, its development was a massive vote of confidence in Birmingham by Ballymore. Our faith in the building and our product has been rewarded with BT taking more than two-thirds of the building for a new regional hub.

“But the Snowhill Estate is more than the sum of its parts. It has successfully extended Birmingham’s prime business district with some major brands calling it home. This, along with the improvement to transport links and connectivity to the Jewellery and Gun Quarters, is its – and Ballymore’s – real legacy.”

Main contractor BAM will stay onsite at Three Snowhill to finish internal snagging works.

Gleeds had advised Ballymore on project management and quantity surveying at Three Snowhill.

The professional advisers who have worked on Three Snowhill comprise Arup, M&E and specialist engineering; BDA, façade engineering; Weedons, executive architects; Cundalls, BREEAM and commissioning engineers; Sidell Gibson Architects, concept architects and Riskwise, health and safety.
